Often times we are asked by home owners what they should do in order to prepare for their real estate appraisal. That's a great question. When the appraiser comes out, their job is to learn everything they possibly can about the real estate, nothing more, and nothing less. They are not there to learn anything about one's personal property. Therefore, having a home that is in perfect order, will not make the difference people might hope.
So, what does matter and what should be done to prepare? The condition of the actual real estate matters. So, if you are going to do anything to prepare for your appraisal, focus on doing things that make an impact on that. If you have holes in the walls... repair them. If you have siding missing, replace it. If you have mangled shingles on your roof, repair them. But, whatever you do, don't lose your mind trying to keep your three year old from bringing their toys out... that is not going to matter.
That said, the rooms do need to be in order enough that the appraiser is able to see the condition of the rooms. If there is so much clutter that the condition of the space can not be evaluated, then you have a problem. But, generally speaking... don't worry oneself too much with keeping all of the kid's toys in just the right place, if you will.
